2.1項目概況：
本項目位于重慶進出口融資擔保 辦公大樓，坐落于重慶(市)兩江新區黃山大道中段68號山頂總部基地，由11棟和34棟兩棟樓組成，總建筑面積約9200平方米，其中11棟總面積為7348平方米，34棟總面積為1882.7平方米。11棟共有7層，其中1-5樓為辦公區，負一樓為食堂和會議區，負三樓室內停車場停車位60余個和監控室，衛生間19處，電梯1部，中央空調主機4臺。 34棟共有4層，均為辦公區，衛生間4處，電梯1部，中央空調主機4臺。物業管理費上限為230萬元/年。
2.2招標范圍
重慶進出口融資擔保 辦公樓（11棟和34棟）的物業管理服務、食堂服務、保潔、會務、安保、維修服務等。（具體詳見本《招標文件》第四章與第五章的要求）。
2.3服務期:三年。
3.投標人資格要求
3.1 本次招標實行資格后審，投標人須滿足下列資格條件要求：
（1）具有獨立的法人資格，且具有有效的營業執照；
（2）2021年1月1日至今（以合同簽訂時間為準）投標人至少有1個寫字樓物業管理服務業績；

本次招標不接受聯合體投標。
